The other night, a few friends were sitting around when one of them mentioned a recent radio commercial that has been airing on Atlanta radio.
In a dark and booming voice, the commercial announcer explains, “Some people are ITP, inside the perimeter people while other are OTP, outside the perimeter people, oh who cares about the perimeter!” At which point, the radio announcer proceeds to disregard the value of the Atlanta perimeter as being a significant factor in Atlanta real estate and pitch the close-in location of a new community called Tributary Homes.
After one in our group ended their imitation of the commercial, we could not help but burst into laughter. I mean please, does this home builder really expect us to disregard our common sense and instincts? Was there something they knew that we didn’t? Perhaps we were just overreacting to a radio ad that actually came across as a bit insulting.
But the radio ad worked and the four us began to log on to visit their website at Tributary Homes
Our immediate feeling upon visiting their website was one of deception. Their site features a “20 Minute Commute to Downtown” map and commute time calculator. The map seems to show the location of this community somewhere west on I-20 well past Austell yet somehow only a 20 minute commute from downtown, the airport and Galleria. The commute calculator kept trying to persuade me that my new increased commute time was “Nice!” while my shorter, old commute time was simply, “not bad.” Perhaps it was an error or I could not figure out how to use their online tool – maybe.
But I still want to know how in the world anyone can make it from way out there, in rush hour traffic down I-20, to any of their proposed locations in 20 minutes? I mean sure, I feel confident I could do it if it was late at night, no traffic, no cops, all green lights, a broken speedometer and maybe a stuck gas pedal. Sure, I might be willing to take that bet.
But in regards to their radio commercial, I care about the perimeter. I don’t care if I am IPP or OPP but I do care about traffic and for every mile one lives further outside I-285, the commute grows longer and more tiresome.
The perimeter is more than just a highway circling the city, for traffic weary commuters it serves as the beginning or the breakpoint for traffic. Late afternoon outbound traffic on roads such as Cobb Parkway, Roswell Road, Peachtree Industrial Parkway, GA-400 and I-75 find a daily bottleneck right about the time they hit the perimeter. With the exception of the connector, intown traffic is really not that bad. The worst always seems to be on the major highways outside the perimeter for about 10 miles.
Weekend traffic on Ga-400 up in Alpharetta is a complete nightmare and exits off I-85 at Jimmy Carter Blvd. and Indian Trail can lead to gridlock on Sunday afternoons. The Atlanta Transportation Authority has gone so far as to declare that every major exit off GA-400 will feature 24-hour gridlock within the next 5 to 10 years. Ever tried to find a restaurant during the weekend in Alpharetta that does not require a 30 to 45 minute wait?
The shear volume of suburban dwellers greatly outnumbers the existing chain restaurants, even out on I-20.
I am sure the homes at Tributary Homes are nice but to be honest, I will never know for sure. They are just a little too WOTP for me. (Way Outside the Perimeter)

I'm a cynical Army Officer of 17 years and I didn't believe the 20 minute speel either, but yes I make it to work at Fort Mcpherson in 18-25 minutes. My buddy who works at CNN about 25 minutes. Those of us with common sense know how to get around the I-20 issue. I can also get to the virginia highlands in about 20-30 mintues depending on the day.And yes we do have some professional athletes living here and they make it to their games on time. Also, if you want the country you've got D-ville downtown withing 8-10 miles. So yes you can have both here since both are within reasonable striking distance.
Tributary is here to stay. We are a progressive, yet somewhat conservative environmental conscious community on the banks of the Sweetwater. High tech (wireless community) with an adventure center,(being built) pools, (built) and tennis courts to boot. A completely wireless community if you need to be and most homes are wired from wall to wall.
Before buying here I went to 30 plus subdivisions ranging from Pulte Homes high end in the Vinings to KB homes. None of them touched the quality of the Tributary home.
All cookie cuttered to death. Some very nice homes built by Pulte in the Vinings but I didn't find Cypress or hand-crafted Walnut floors standardized in any homes we looked at. My realtor tells me that my value has gone up at least 20,000 in the last six months.
One thing at Tributary is this is a very social community made up of professionals who work in Atlanta. Don't move to Tributary if you are the bump on the log at the party because there is always something going on. There is definitely an independent streak in this community.
If it isn't competition that drove you posting you should relook your posting.
This place rocks...anyway I don't have to listed to that train whistle do I:) !!!
Have fun! And I'd take a whole lot closer look at Tributary in person before I judged it!
Because that commercial is hitting a huge segment - sales aren't exactly stalled here:) !!!
