James Creek townhomes in Historic Vinings, Georgia is something of a surprise.

James Creek ViningsThere are three quality levels of townhomes being built around Atlanta now. The first level comprises of what you might say is a “traditional” town house design typical of the 1970’s, 80’s and early 90’s. This “traditional” design consisted of 8-foot ceilings, 1,500 to 1,800 square feet of living space and built of the cheapest possible materials. This “traditional” style is rarely built close to the city anymore and you tend to only find them further out in the suburbs as entry-level homes by entry-level builders.

In the mid 90s, you started seeing many home builders step it up to what I would call, “high class” townhomes. They tend to be larger, built of brick, average 1,800 to 2,300 square feet with two-car garages. In short, they are not our parent’s townhomes and have become very common along the perimeter.
In recent years, builders have pushed the enveloped to develop “luxury living” townhomes that often exceed the accommodations found in high-end single-family homes. These monsters offer square footage from 2,400 to 4,000 square feet and may offer features such as a wine cellar or elevator and span up to four levels.
There are only a small handful of home builders who develop these high-end townhomes and it appears Pulte is now one of them. James Creek in Vinings fits squarely into this category with plans averaging 2,500 square feet. Possibly more if you decide to turn the 3-car garage into a 2-car garage + bonus room.
James Creek is a first for Pulte Homes since they are not traditionally known for developing luxury townhomes at this level. In the past, their homes tended to fall into the first two categories I mentioned further up in this article. If they are as successful as I think they will be, plan on seeing more of the same from Pulte in the near future.
James Creek is located across from the Vinings Home Depot on Cumberland Parkway; they are really on the edge of Historic Vinings. Too far to walk, but too close to drive. Don’t worry; you will still have bragging rights that you live in Historic Vinings.
There are only 28 townhomes being built in James Creek starting from $369,000 to $371,000. However, this does not include lot premiums, upgrades and any other options that I would think are quite substantial. Plan on the final bill topping $400k and run as high as $410,000 for a fully upgraded unit.
Is this pricey? Not for Vinings, in fact they may even be under selling them a bit. Demand for new construction in Vinings is high and I am willing to bet they will be sold out within 6 months. Their pricing also reflects what other builders have already obtained for the same square footage in this area so they are probably on target.
Since at present, they have yet to build a model and most are being sold in advance of construction, I have very little in terms of details or knowledge of this property. There is one issue that I have some concerns with and that is the I-285 highway running along the far backside of the property. This could be an issue for those whose units line the rear of the complex and in general, if you tend a spend a great deal of time outside, you will probably hear the highway to some degree regardless of where your home is.
Of course this is still much better than the train tracks, which pass within yards of dozens of communities in Historic Vinings. Having been out to this property and listened for myself, the noise is pretty low but I was on the front side of the community.
As more comes, it will be added. Meanwhile, here are some details of the community.
