Stonewall Townhomes are located more less right above historic Vinings and behind Cumberland mall.

Originally constructed in 1975, Stonewall Townhomes reflect the architecture of the time, a contemporary style popular for townhomes up until about the mid 80s. The plans are open but typical of that time lacking closet space, smaller kitchens and 8ft. ceilings. However, Stonewall Townhomes also feature large and spacious decks and patios, a rather rare accommodation of newer townhomes.

The single greatest feature of Stonewall Townhomes would be location. Situated near Historic Vinings provides plenty of nighttime activity without having to drive very far. Furthermore, the renovations currently underway around Cumberland Mall could have a significant impact on local home values.

Stonewall Townhomes will benefit not only from this but also from the sudden burst of new townhome and condo construction in the area. Since most of the new construction averages close to $150k to $200k more for a similar size townhome, this places Stonewall firmly at the lower end of the market. New construction will probably have a nice upward pull on the older home communities, especially as interest rates rise forcing more people to seek homes on the lower end of the market. Rising gas prices are also starting to take their toll and the draw to move closer saving hundreds of dollars each month should not be overlooked.

Stonewall Townhomes may also be 30 years old at this point a number of units have already undergone extensive remodeling. I would stick with the units where their prior owners have renovated their kitchens and already replaced the HVAC system.

I am not to crazy about the siding, which strikes me as being relatively high maintenance, but the HOA dues are still around the low $230 range, which is right about where they should be. Other communities around Atlanta of similar age are already seeing $300+ a month dues because of higher maintenance costs. This is a good sign that a rather smart HOA board has been in control of their community.

As with any other community in Historic Vinings, Stonewall Townhomes featuring train tracks running in close proximity to the property. But alas, welcome to Vinings. The community also seems have an abundance of parking, swimming pool, a lake, a clubhouse for private use, and of course, low Cobb Taxes.

From an investment standpoint, pay for a home inspector before purchasing and lean towards the units that have already been renovated. With future growth in the area assured and the fact that these homes are around the low $200k mark, Stonewall Townhomes are well worth the visit.

Thank for this informative website targeting real estate in Vinings.  I just
read the one on Stonewall Townhomes and noted 2 glaring errors.  To whit:
-The article states “lack of closet space…”  I am impressed with the number
and size of closets which I found to be MUCH better than houses in that age
bracket. Plus, the units have attics.
-You said “I am not crazy about the siding” and that it must require lots of
upkeep.  You must be talking about the vertical cedar that was replaced about 6
years ago.  The community has horizontal Hardiplank which, as I have read, is a
wonderful siding material needing only painting every 7-10 years.
Perhaps you could update the review along with the wording on the impending
changes to Cumberland Mall which were pretty much completed in Dec.
