The Timbers of Vinings are cool in a sort of funky way.
And I mean this with all the best intentions, the Timbers at Vinings are a townhome, townhouse, condo or condominium styled community (not quite sure) built about in the 70s - I think. It has been about five years since I was last in one. I am not too crazy about the funky elevations where some front entrances are up a flight and some are down, but the Timbers of Vinings has the number one thing that a buyer of a townhome should be a looking for. Location.
Most people tend to forget that when you purchase an Atlanta townhome, the home is worth probably about 40K in scrap wood and old appliances and the land even less because, well, you don’t own any. You can not go into buying a townhome like you would a house and for that very reason, people seem to lose track of the fact that a 30 year old townhome will never appreciate as well as a 30 year old home. With one exception.
Historic Vinings is bought up. There is little land left and the historic district is becoming a hot bed of real estate activity. The Timbers of Vinings are within walking distance of the bars and shops but are still very secluded in a forested environment featuring a lake. In fact, about half of the community face off to the lake with some rather breath taking views.
So, you have a great location, you have your own lake (if you purchase a unit that is lakeside) and you can get in for just a little over $200k. Not bad, not bad at all. The Timbers of Vinings also feature some very open and oversized floor plans with some units having up to four bedrooms. Heck, you are even far enough away from the train tracks as to not be too much of a bother. So, what could be wrong with them?
The only real downside is a common problem which I have mentioned in one review after another. They were built with some rather cheap siding common during the 70s and 80s. It will not take you long upon arriving within this community to notice that the HOA has their hands full battling the constant decay and replacement of wood. At least you don’t have to do it and it is an HOA problem, but still, it is something to be aware of.
But before you click on to the next community, you might just want think carefully about this. Would you purchase a similar townhome in Virginia Highlands? Yeah, you might and the wood siding would all of the sudden become a moot point. Well, the steady growth of Historic Vinings is starting to take on a very Highlands sort of feel - just with more Landrovers. The units are also not only priced well but with so many townhomes selling for $350,000 plus, The Timbers of Vinings is definitely worth taking a look at.
In this price range, there is little in this area. Chattahoochee Bluffs has some 1,800 square foot townhomes for about $250k or so, Oakley Downs are probably a bit nicer for less money but also nowhere near Vinings and you could even go down to North Druid Hills and pay a visit to Druid Knoll Townhomes. But in the end, none of these are in Historic Vinings and if you like walking to places, is worth a lot more than $220k.
