The owners who live in Vinings View Condominiums are probably elated at this point.

For years, Vinings View has been sort of tucked away on some bluffs overlooking Historic Vinings. Although they are within walking distances of the historic district, nobody ever knew they were there. Most still don’t. But, with the development of new townhomes right next door by homebuilder Pulte, the spotlight is starting to finally turn on them. I mean after all, you can spend $350K for a new townhome next door or as little as $110k in Vinings View.

Vinings View is a much older condominium complex that appears to have been renovated into condos some years back. The look is a classic 1970s apartment style with natural stone and stucco. Because of this, the complex features several amenities home builders of new homes would probably not add today such as a swimming pool, volleyball court, tennis courts, fitness center and community clubhouse.

I have to stress, the single greatest element of value living in Vinings View is the close proximity of Historic Vinings. The ability to stroll down the hill with your Sunday morning paper, have some breakfast, coffee and juice while watching early morning shoppers reminds me very much of the Virginia Highlands.

I might also add that their pricing is extremely attractive with 1 bed, 1 bath starting out a $106,000 and 2 bed, 2 bath topping out around $170,000. I am not sure if there are 3 bedroom units within this community or not, but it is possible.

Geography:

Vinings View is located at the top of a small hill called Vinings Overlook, which represents one of the highest elevations in Atlanta. From here, Sherman watched the attacks on Atlanta during the Civil War. This higher elevation also offers something else that is rare in Atlanta, cooler temperatures.

It may not seem like much, but the elevation difference between living in an intown neighborhood such as Cross Creek or Nancy Creek versus most of Vinings is a night and day difference. Many of Atlanta’s intown neighborhoods are located at the bottom of valleys where humidity just lingers close to the ground and mosquitoes find the perfect paradise. By comparison, Vinings View catches a pretty nice breeze during the summer months and the humidity level is noticeably less.

Construction:

I am not often fond of apartment conversions, especially apartment complexes built during the 70s and 80s when construction quality, techniques and a lack of building codes produced some of Georgia’s worst homes of all times. However, where most apartment conversions from this era featured some sort of manufactured board or T-111 (outdoor shed) siding, the builder of Vinings View employed stucco.

Now, there are a lot of people who are not fans of stucco siding and to be honest, I prefer not to have any stucco on any home that I own. However, if I had to choose between stucco siding from the 70s versus some sort of manufactured wood that requires painting every 3 years - give me the stucco. Your HOA dues will be lower and it will require less maintenance over time will providing much greater insulation than manufacturer siding that came out of that same period. There is a reason you only find stucco in homes in places like Florida, Las Vegas and California where temperatures exceed a 100 degrees.

Overall, these condominiums are cheap, not just by Vinings standards but Atlanta standards as well. For the most part, it appears that this community has not seen the exuberant price escalations that other communities in and around Atlanta have. The primary reason is probably due to the fact that they are hidden from view and there has been so much new construction in the area to pull the attention of potential buyers.

Now that home prices in Vinings have risen so much, these units are not only looking attractive from a value stand point but also from a plain affordability stand point. As one of the few condominiums within walking distance of Historic Vinings, Vinings View might be well worth your time.
